We are thinking about adding an enclosed porch to our house. Can any of you nice, helpful people recommend a builder/handyman? We've had 1 estimate of $14,000 for a 12 by 12 porch (includes a new deck since our's isn't in the greatest shape). Seems high to me, but what do I know... Thanks for any info. you can provide !
I just got my 4th and final estimate for a 12 x 14 screened porch. I also need the deck built first, there is only lawn there now. Two different porch companies - Champion and Porch Enclosures gave estimates for 12 x 12 alumininum (kit) porches and each was around 16,000.
The G.C. I decided on is building 12 x 14 wood screen porch and deck, with shed roof finished with roof shingles for under 10,000. He has been very professional and has all the proper creditials. He's been a builder for 30 years.
I just got permit today, so building "should" start next week. I will be happy to let you know the result when it's finished.

Also, any recommendations for a size. 12X12 sounds a tad on the small side. Ideally would like to have a table w/ chairs and a sitting area.

It depends. Much of the deck may be usable, and you may need additional structure.
The deck is probably not built so it will support a roof load.
The footers may not be large enough.
Or it may have a cantilever that is not adequate to carry the roof load to the footers.
Are you talking about a screened porch or an actual enclosed room? We had our porch turned into a sunroom with all around screens by Champion, and we really enjoyed them. In fact, my husband accidentally shattered a pane in the sunroom while mowing the yard ( a big rock flew up and hit the glass) and they replaced it free of charge.

We want to add a screened in porch to the back of our house where a 12 X 10 deck currently sits. I don't think we'll go the sunroom route. I'm really more of a porch person.
