Viewing a two bedroom there tomorrow. Has anyone actually lived there or lives there now? I don't put much faith in apartmentratings.com since it seems like every single apartment I look up there ends up being awful sounding. Any insight would be greatly appreciated..

Regular City-Data poster suncat lived there briefly...she is away from the site right now but I'm sure she will answer your questions when she returns (you can probably search through past posts and find some).
I think her basic gist was "great location, but a college-student vibe; not neighborly". But I'll let her tell you that.

Think Melrose Place. I am good friends with a resident and it can be quite rowdy. Saturday night there were about 30 college kids, dressed in golfing attire, boarding the CouchTrip party bus.

The newer phase has a less college-student vibe, although I do see it in the older phase. Leasing staff claims that you have to be 21 to sign a lease (no co-signers) but there are still students. Its close to NCSU campus, what do you expect? On the other hand, a NCSU dean lived there for awhile as well ... its not all students, by any stretch of the imagination.
Perhaps the newer phase (fronting Oberlin) has less students because they are still having trouble renting the place -- the N & O recently reported a 50% vacancy rate in this part of the complex.
The rent pays for the location, and the look of something "new" ... the amenities, management staff, and maintenance are less than advertised (and you would expect for the price). But the location is a huge positive -- and if many of your daily trips are within the beltline, you may break even here compared to a comparable facility in north raleigh.

I can say that the Shops at Oberlin Court area is the best looking area ITB. We were in that area checking out Five Points the other day and Oberlin was what we like the most. It was very pleasant.

i checked out oberlin court, but i've decided on the exchange at brier creek. not the best location if you're only looking for raleigh, but if you plan to split some of your time between durham, chapel hill, rtp, and raleigh, it's awesome. it also is new, upscale enough for the price, and every interaction i've had with the staff has been great. we're in the application process right now, so maybe it is different to be a resident, but it seemed to be a good mix of people when we visited.

I have had similiar experiences with Oberlin Court. I have a friend in his late 20s that lives there and seems to be in the minority. Most of his neighbors are of the college age and are very noisy (above, below and beside him!) Granted noise is to be expected in an apartment atmosphere; but this seemed to be excessive when you have to leave for work at 7am the next day.
Another thing I found odd was that you enter the apartment much like in a hotel; as opposed to having your own entrance outside. That might have just been me being weird though

Yeah we spoke before about the exchange. I viewed them already, which they are very nice, and will be my second choice if the oberlin court phase II doesnt' live up to my expectations. in fact the girl over at the exchange called me today telling me she was going to stalk me until I signed for an apartment there. haha

If you are not in a huge hurry, you can also check out 712 Tucker St. Project going up behind Glenwood South. I think they'll be ready fairly soon and are (in my opinion) in a better location between Glenwood South and Cameron Park/Cameron Village. There's simply more you can do by foot.
