I am relocating in june with my husband and 3 kids under 6. I love bedford for its sidewalks, pocket parks, and stores within the subdivision. I do not like the small backyards at all. But i have noticed some homes list at bedford at falls river. The homes i see in falls river have larger yards, so why not just buy in falls river? What is the difference? Are they 2 different subdivisions with diffent pools, parks, communtity activities? I dont get it someone plese help!

Falls River was the original n'hood with the concept of parks and walking trails, front porches and sidewalks. The pool is not mandatory but available for membership. Once Falls River was finished, the same builders began Bedford At Falls River. Same concept but smaller lots...land is pricey in North Raleigh. If you live in Bedford, your HOA dues pay for the pool, it is mandatory.

Oh...I forgot to mention...there was a landfill behind Falls River. It didn't seem to effect the property values but it did smelly from time to time.

The landfill was recently CLOSED, although a few years later than planned, and is being turned into a huge park. I understand there will be soccer fields and dog park and walking trials.

Generally Bedford is seen as a better investment because you get more amenities. They look the same to me - actually, there is one road that you drive down and half is Bedford and half is Falls River. Bizarre.

There is now a little area with shops to open in Bedford by the clocktower. The new daycare just opened in there. Really nice for the homeowners in that neighborhood.

I remember eyeballing this area around the late 90s and wondering about the landfill. In hindsight it was probably stupid of me because property values in that area have done nicely as you said. When did it officially close?

The reason I didn't buy there at the time was more about lot size and commute. Its a really cute community. There are other communies nearby with larger lots, but at that time 540 barely had a single leg, and nobody seemed to know exactly when it would span all the way to Capital blvd. Funny to look back on my thinking then and where 540 is now, that area is an great spot.

For the best answer, call them directly: Activities Director at 919-792-0188. There is also a members only HOA website, but I obtained the phone number from the the public web site here: Bedford At Falls River
