The sq ft data would not be important in this case, as I can go by the model sold. It is a small community with limited models, so all I need to do is check the street number that sold.

Mine appreciated about 13.5% in about a year. However, I got a great deal when I bought it and just because one's home is valued at a certain level doesn't mean they can sell it for that price within a certain period of time. Luckily I have done very well over the last few years in the Triangle real estate market. It's all about paying attention to what is happening and adjusting as need be, rather than just sitting still and "hoping".
