I understand your feelings about settling your son. We moved from LI last year so our oldest would begin 9th grade down here. We have 2 younger ones but were more concerned about older one. I didn't have a job when I came but my house sold quickly up north and we were able to buy down here for cash. But I really took a leap of faith and it worked out. My sister is in Orlando and is also trying to sell her house. Maybe you need to cut your price more, but sometimes you just need to take that leap. I wish you luck, really figure out what you need worst case scenario and go for it.

One thing that you may need to think about (but probably don't want to - I don't blame you!) is hurricane season. I am not sure where you are in FL, but if you leave your house empty and "showing ready" during hurricane season, can you imagine the headaches you'll face should a hurricane come your way? That would be some serious Code No Joy.

Hopefully you'll get a buyer soon. I know it is pretty rough in FL right now.

Thanks, I live outside of Orlando in Lake Mary. The hurricanes haven't been bad here. Knock on wood. It's losing the electric afterwards.

Would the mortgage holder do a short sale?

Could you just walk away?

No way! We have way to much equity in the home. It could have been an option if that weren't the case. When we get there, we are trying to have little to NO mortgage. Therefore, we'd like to come out with a decent amount for the next house. No, we are not trying to make a killing either, just a fair amount. We are going to buy a home in the low to middle 100's. I know ppl will say it's impossible, but I've found several. I appreciate all the ideas though.

That is not an option for many. Many people are honorable and will do just about anything to pay what they owe. Walking away should only be an option when every single option has been exhausted and there is no choice left.

You can easily accomplish that in some of the best country in the Triangle. We just did that with our son.

I just would not do it. The economy is just too bad right now. When people lose their jobs or have to take lower paying jobs one of the first things to go is their landscaper. Things are quite rough from what I hear in the Orlando area with tons and tons of houses for sale.

Sell your house and then move.
