Thank you Daniel. I've really did sweat the small stuff, like picking colors, etc. And I did a lot of research. BTW, putting vinyl on this house was never a consideration, not even for a second.
I hope your house is for sale when we are ready to buy in 2 years! Looks great. When we bought our house, the prior owners poorly maintained it. We've done a lot to it since we bought it like restore the deck, paint the hardiplank, install new flooring, grew the grass back that had been ignored. I know one thing, I will only buy new in the future or a very maintained home such as yours. The sad thing is that extremely maintained means it's rare, because a lot of people don't maintain their investment like they should. Anyway, looks great!
My yard, unfortunately, is a mess and not well-maintained. That's the final thing I need to tackle. The back is heavily wooded and a muddy mess right now. The front is mostly moss w/weeds. I'm not a gardener and I don't like doing the work. I will have to wait to address the yard until repairs on my back deck are complete and then assess what budget I might have left this year for landscaping.
Keeping the house well-maintained is a goal so it will, hopefully, remain a desirable property in the area. And a house that's 20+ yrs old has things that need updated/replaced, it's as simple as that. The challenge, of course, is to prioritize and plan based on budget available. I won't increase my debt or get a HELOC, so it's on a cash basis only or it doesn't get done until I've saved the $$$.
Your house looks really great. That price is not bad either. I looked into doing it a few years back and opted for vinyl siding because of cost (mostly) and because of the price point of the home. I am now replacing all windows- which I am finding out some hidden problems. I'm happy with the vinyl siding overall, but wonder if I should have spend the extra money. I know you'll have peace of mind and will add good value to the home.
I learned from talking to some neighbors down the street that the high-end vinyl can be as much (or more in some cases) than using fiber cement. It all depends on who's quoting the job, what products are being quoted, and what profit margin the company is building in. For me it wasn't so much about cost of vinyl vs. fiber cement, since I knew when I purchased this house that I would use fiber cement when the time came. I would choose fiber cement again if I were to have another property that needed upgrading. Although I hope I never do as it is an expensive project.
Lottamoxie - Ditto what everyone else is saying - your house looks beautiful. I have a similar looking house that needs painting to really freshen it up. (white body has yellowed in the wrap around porch area). I've been fretting for two weeks now on changing the paint color, but you can't beat the classic white body and trim, black shutters with a contrasting door. What a beautiful house you have!
