Hi,

I am new to this thread but after reading several postings I believe that some of you might be able to give me more information about real estate in the 27703 zip code area.

I am interested in buying a house in Amberlynn Valley Town Home subdivision off of Hwy 70 and Lynn Rd. in Durham. These are Anderson built energy efficient homes and prices start in the low $100s which is all I can afford at this point. The subdivision has a couple of row houses but is mostly town homes. I'm looking at buying one of the row houses.

Would this be a good area to buy? I'm a young professional w/o any children. Do you think this is an area that will appreciate well in four to five years?

I live in the 27703 zip and it's been good for us up to now in that we've enjoyed living here. We are a bit further out Hwy 98 than where you describe, but we find that we are in good proximity to things to do. At your location you would be even closer to shopping and restaurants, notably Brier Creek. I also think it's a good location in terms of commute either to Raleigh, Durham, or RTP.

We haven't seen great appreciation in our property. We are trying to sell in the mid-100's now for basically what we bought it for + the 6% realtor fees and we've been in the house about 6 years. So I wouldn't say it was a great investment, but we weren't really in it as an investment, we were in it for quality of life. Our family has grown recently () and we are now looking for a bigger house with more land in a better school district, etc., but otherwise we would not be looking to move. I actually really love my house and my yard and my neighborhood and everything.

For Durham, people in this forum seem to be really hot on the Southpoint area for appreciation values.
