A friend recommended I check out Wynbrooke off Strickland Rd. Looks like M/I homes is doing a much better job than KB/Martha Stewart.

I have heard they are not negotiating on price. Is there that much demand for $400k+ houses in this market?

Yes, MI has been selling a lot of homes in Wynbrooke in Raleigh and in Greystone in Cary. They have reduced prices considerably and are NOT negotiating on the base prices at all. You might have luck in negotiating on options.

BTW, comparing MI to KB is like comparing apples to oranges. IMHO......KB is the lowest of the low end builders. MI is a lot better. They build quality homes with 30 year structural warranty. KB on the other hand will charge you $$ for having mirror in the bathroom! Ridiculous.

MI is building homes under $400k in that neighborhood...

I agree MI is better than KB.

MI has increased the price 3 times since they started selling in April. Will this continue to go on?

Any of the decent lots are commanding a premium. The "free ones" back up to 540.

I sold a home there to a client, KB actually built them a beautiful home and they are very happy in the community! MI builds a nice home, and the prices have come down there. Great location, but I would not recommend getting a lot that backs to 540 for resell purposes!
