It's all about choices. You can get a 5 year old home in you price range in southern Hillsborough, but you won't get your half acre. Or you can get an older home on an acre or more with a Chapel Hill address. Plenty of homes built in the 80s have been updated and well maintained (and plenty have not). It's a great area with alot of variety.

For me the 1/2 acre or more is a non-negotiable. The age of the home is however. I need my elbow room. The first home we bought in NC had 2 acres and the one we now own has 1. Much less than that and I feel confined and I really like my privacy.

I know there are some neighborhoods in Hillsborough that provide what you want. I'm thinking of some of the smaller neighborhoods around Orange High School, but I'm sure there are others that would work. This is the area where I lived when I was in Hillsborough and we were in a house that was built in 2000, 3 bedrooms, 2 baths, on about 2/3 of an acre. The neighborhoods in that area are rather small & they might not have properties available very often. Just keep watching the listings and eventually something should pop up.
