Hi everyone, I am new to the board. I am from Raleigh but have a close friend who rented a commercial space in Western NC. The landlord is one of those know it all, bully types. I was a little concerned from the very beginning when I noticed that the unit didn't have a real AC unit (just a window ac that didn't even begin to cool the area). The rent amount included utlities (water and electricity).
My girlfriend, Sara, decided to move out and go to a location with AC because she was so hot, as were her customers when they came to her business. The landlord was fine with it at first, and told Sara that she has a waiting list and could call other prospective tenants. Now the Landlord is changing her tune and is making Sara stay in the lease, charging her the full amount of rent still.... even though the rent amount includes utilities and Sara hasn't been using them. The lady is obviously desperate for money. I was just looking at the required housing and building codes for NC and noticed that a properly working AC is required in rental units. Does anyone know if this is applicable to commerical rentals as well? Since the landlord is being such a stickler and is obviously trying to give Sara a hard time (just because she can), I am hopeful that I can help Sara with this and find something for her to give the landlord a dose of her own medicine.
