We are moving this Spring to Chapel Hill, NC. Our new home is 4300 sqaure feet, and has two stories plus an attic. How much should we expect to pay for electric each month? How much will we pay for gas?
How about garbage? How about water?
Who is the provider of gas & electric in chapel hill? Duke Energy?
We live in San Francisco now and our utitliy bill for gas and electric each month for a 4000 square foot house is about $400 per month.
We do not need air conditioning here and don't need too much heat as the weather is pretty stable.
We are worried about the A/C running more, and needing more heating in the winter.
There are a lot of variables that make it hard to answer. What kinds of appliances will you have, and which will be gas and which electric? For example, will you have a gas or electric hot water heater? Is your attic going to be finished?
How large your family is will impact how much water you use. Will you have an irrigation system?
BTW, we don't pay separately for garbage and recycling. It's covered by the taxes we pay.

We are leaving the land of private schools and wanted to buy a house int he best neighborhood with great public schools.
I know it sounds hard to believe, but I would like a samller house they are just hard to find in the school district that has the elementary, middle, and high schools that we want.

gas and electric is the main concern as it costs so much here in san francisco
The rate per kWh here is really low, like 8.9 cents IIRC. It also really depends on how well built, materials used, and insualted your house is. Our house was built in 2001, is about 4,000 Sq. ft., and as we live just outside the city limits (but CH schools) we don't have access to gas. In the spring and fall our electricity bills hover b/w $96 and $120! But in the heat of summer in can spike into the $300s and in January and Feb., with heat pump based heating, it can get into the $500s. We are on well water and have our own septic so we don't have to pay for water and sewer. We pay $225/year for weekly garbage pick up and bi-monthly recycling pickup is included in property taxes.
