I wish more realtors would hold 'Open Houses' but many offices don't.
I'm listed right now with one that doesn't.......
The thought of an evening Wine and Cheese Open House is quite interesting.......Even a late afternoon. Great idea........Wishing I could hold one myself. I'll be my own hostess......

Broker Open houses are mostly used by builders in my market. You see the same starving agents there for free BBQ and raffle drawings. My wife did win $1,000 at one two years ago. If we are not busy we will stop by.
Broker Open Houses are common in most parts of Long Island although they're not as well attended as they used to be; in fact, it's getting tougher to get a decent attendance, much to the chagrin of homeowners.
At the moment, we have almost 18 months of inventory--and more coming... Ensuring that as many agents as possible know the inventory can include lunches or raffles advertised for BOH's to get attendance...

I think that daytime open houses work best for agents & brokers. They're quick, easy, familiar. Especially if, like in my market, they're on the same day every week, a nd everyone takes it seriosuly, so that most properties end up on the open house list within a week or two of being listed. Last week, there were 30something listings on the Tuesday open house list in the towns that I consider my market. I managed to get to 17 of them, and the average open house probably saw over 30 agents visit.
I've seen that the evening open house, wine & cheese type "event" tends to work really well for the upper end or otherwise special property, and that we tend to get a fair amount of non agent traffic at those.
