In theory I thought real estate as a career looked promising. Lets be honest those that have been through the process and were recruted when you were getting licenced know what I mean, stories of untold riches, its like a half hour infomercial at 2:30am. In truth what your doing is being a slave to a broker. Real Estate is no picnic and the only way i'd get involved again is if I could skip to the punch line. States that alow you to jump into brokerage without ever selling anything. Then you could possably start an advertizing medium and collect a brokarage fee in the process.
i would be scared of a state that would allow anyone to become broker's just like that...in my state you need 2 years, but who has that kind of funds to open a brokerage...unless you are very very very busy
