I love this! Gotta read it to the husband tonight.
Well, hopefully this will all be a moot point.
My agent emailed tonight and said to expect an offer in the morning from someone who just had their 3rd showing.
Not holding my breath...we've already had offers fall through. We'll see!

...the way the market some of the places that in more normal times would've got snatched up quickly are lingering while the more unique properties seem to attract the non-mainstream buyers that often can move opposite "the herd".
I really hope there is a good offer co ing your way!
Niche properties doe exist and they ar not always a euphimism for over priced. That said I would not hesitate to negotiate with any offer, no matter how low they start the fact they looked three times and give a heads up to the real estate agent indicates something here caught them. Work from that and you will get the deal done!
Thanks for the sound advice. While the offer wasn't our ideal - it was workable, and honestly probably about as good as it's getting in this market.
I think we're coming to terms with him!
I've done my darndest to convince the husband we're not "giving it away" and this is just how the market is right now. (He doesn't stalk the MLS every night like I have for several years.)
Praying, fingers crossed, thinking positive, and having a glass of wine.
