Hello everyone,

There's been a few posts on here regarding the FHA minimum property standards, although I'm a little confused because most of what I see is referring to outdated guidelines from 1994.

I'm currently working on a 203k property as the buyer and am having to contend with issues that my inspector has pointed that I don't believe are FHA requirements such as

* broken pavement (trip hazard)
* loose ceiling tiles, broken drywall
* soiled carpet
* broken glass
* loose, broken side rails

All of the aforementioned issues I don't feel I should be required to fix just to close on my house (it's as-is, so no help from the seller) and are all referenced in the 2005 Updated Letter to MSR that I've referenced. Do I need to reach out to my lender and tell them to get their guidelines updated?

A home inspector has nothing to do with FHA. If the FHA appraiser is requiring these things, then yes, they have to be done. But if you're talking about your regular home inspector, that's just information for you.

The hand rails is an FHA issue as it's a safety item. If the loose ceiling tiles or broken drywall have exposed wires, it's a safety item.

Broken pavement, I would assume you're talking about a sidewalk, which isn't connected to the actual house structure should not be an issue. Soiled carpet, unless they found Mold, should not be an issue. If the carpet is pulled up and the tack-strips are visible, that is a safety issue and would need to be remedied.

Agree with FalconheadWest. Just to add, if you mean by broken glass, a broken window, then an FHA appraisal will likely flag that as a safety issue. I had a sale where a broken window, bad GFCI, and damaged drywall due to water from a shower were flagged as FHA required repairs.
