I'm being relocated by my company and my employer is using Cartus. So far Cartus has provided me two real estate agent referrals, but I'm not too impressed with them. Neither have sold anything recently in my neighborhood or have any listings in the area. I don't think they know the area well. In addition, I've read a ton of horrible reviews online about selling with Cartus.
I want to use an agent who has successfully sold condo units in my building. Cartus mentioned if I want to use my own agent I need them to agree to a 40% referral fee. What are the disadvantages of not using Cartus for selling my home. Apparently I won't get "tax assistance", but I'm not exactly sure how much money we're talking about or if it is even significant. I'm more concerned that I'll have a crappy agent listing my home by working with Cartus.
WHen did Cartus change to 40%? I've never paid them 40%. I still don't agree with the amount I have had to pay them, but it certainly isn't 40%!!
As for what happens if you don't use them, you probably don't get your relocation package. You can still move and all that, but your company won't front the closing cost expenses, as you can see with the 40% wanted, the agents pay that for you!
It is 40%. I have a co-worker doing a short sale. It started with Cartus, but they backed out when it went to a short sale. But they are still demanding the 40% referral fee. And this was the agent's good friend who would have used her anyway. Not a good impression, but you have to read the fine print to know what services, money, tax savings, etc. that they are truly providing.
SXN, if you are looking for specific referrals for Cartus agents in the Chicago area, you might want to post there. Hopefully you will be able to get some names of agents who have worked a Cartus deal there.
I listed a good friend's house a couple of years ago, and then Cartus was brought into the picture. I told them I was not paying their "referral" fee when they did not "refer" the business to me. I didn't want my friend to be out the entire relo package, so Cartus agreed to 20%. They are negotiable, and I've never paid them 40%.

One of the agents I want to use is negotiating with Cartus now. Hopefully it works out, but we'll see. I might just ask for more referrals if it doesn't.

Cartus headquarters is in my town, and it it seems everybody & their mom works their or has a relative that works there. Even if they are moving locally, I have to pay out a referral if if I am requested.
