We have a property manager in Texas who is supposed to watch the house, help with getting repairs, etc. We do have a tenant in the house. We have a lake fed sprinkler system and with the lake dropping so much we have asked him twice to check the pump. Both times it was nearly out of the water and we had to get someone to lower it. He lives on the lake and sees it dropping and didn't keep checking the pump so now we have a burned up pump and maybe the control box, too. Looking at repairs of $1500 to $1800 dollars. Is he responsible for this since his job was to keep a watch on things and we had already reminded him twice to check on this? Thanks for any advice.

Likely depends on what your contract, if any, says.

Do you have a contract that specifically describes what he needs to do?

Note: Why wasn't the pump in the lowest spot possible to begin with so you dont have to keep moving it?

I agree about the contract, but would be very surprised if they have a specific clause about the lake pump.

I'm in Texas and we're experiencing one of the worst droughts in history. There wasn't a need to have the pump out in the deepest area before this.
