I am a real estate investor and a programmer and I have a new website that I am hoping will be useful to Realtors and brokers. Its called: Moderator cut: url removed and its designed to search all properties in multiple areas by criteria vs. just the properties listed on the MLS.
For example: if I, as an investor, wanted to search for all SFH's with brick exterior, and the owner lives out of state, 3 beds, 2 baths and the assessed value is under 100K then how would I do that? My Realtors are limited to the MLS but I want to find all of the properties in my city that match that criteria so that I can have my realtor contact the owner and see if they are interested in selling.
So, to solve this I designed a new system that gathered all of the property data in my surrounding cities so now I can search for properties that meet my criteria and my realtor can send the property owners letters or can call them seeing if they are interested in selling.
Buying properties in this way ensures that I have no competition and can make a pretty good deal if the owner is looking to sell.
Is this something that you as Realtors and Brokers would be interested in? If you could give your investors an advantage would that translate into more sales for you?

Sounds stupid. Why would I would want to search for a property in a state or area I don't work in or am not licensed to practice real estate in? If I'm buying for myself, why would I want to buy out of area when? If there's a FSBO out there I can just pick up the phone and call. I don't see the point. I wouldn't subscribe even if were free, I definitely wouldn't pay for it.
Beyond the MLS I also have access to imapp tax service and CoreLogic's data co-op, both are public records & MLS data driven and both available through My Florida Regional as a member service.
But you may have something and if its up and running put it out there and see what happens as you may morph into something else as you go.
I think most Realtors/agents won't be interested as we generally already have access to county property records in some type of searchable system. And most won't have interest in properties outside their service area. It may appeal to non-agent investors.

Of the maybe 50 times I've sent letters to owners in this situation, I've had exactly NO responses. I've called them up to follow up and always been met with, oh let's call it, hostility. I'll still do it, but I think if a seller has any motivation to sell, he's going to be on the market.
