Excessive fees would surely reduce competition. If you said that agents needed more education or apprentice-type training, I would support that. But simply raising fees in the hope that many people could not afford to be licensed...well, that is flawed. I don't support high taxes; neither do I support high fees.

Jack, if the destruction of America is "offensive" to you, then I suppose you have a point, but I will compare the current US government attitude towards liberty and freedom equal, if not worse, than NAZI Germany. If we lose the American free enterprise system, the entire world recedes into a chaos of death and destruction that encircles the entire globe.

You should feel very offended, I totally agree, but not by me, rather by a government that doesn't believe in you.

Clearly you are a not a person who's family was affected by the atrocities of Nazi Germany. You obviously have also never met a person who's concentration camp ID number was tattooed on their forearm. I'd also hazard to guess that you've never been to the incredible and heart wrenching holocaust museum in Washington DC or any of the various holocaust memorials situated around the country. Perhaps, you've never been to Germany and seen first hand the concentration camps were not hundreds, not thousands, but MILLIONS of innocent people were brutally tortured, sometimes experimented on, starved, forced into hard labor, and ultimately murdered. These people were treated worse than animals simply because they were deemed part of an inferior race (Jews, Gipsies, homosexuals, etc, etc, etc) or simply because they spoke out against the government.

You can be as disgruntled as you want with the current state of affairs in our government (I'm not happy myself). Call our government socialist, communist, a general mess if you want. You'll get no argument from me on that. However, your comparison to Nazi Germany is unbelievably unfounded and incredibly offensive. The fact that you are unable to put 1 and 1 together in this situation and make 2 is astounding to me. I'm shocked that you wouldn't see how your words would be offensive. I'm just blown away that every time people don't like what's going on in the government they immediately make the leap to comparing it with Nazi Germany. Perhaps, it's the shock value they're going for. However, we're not there yet. It's not even close.

Can the thread get back on topic? Are there too many Realtors? If so, is that a solvable problem or just the way it is?

As somebody mentioned before, around NJ/NY there are over 20000 realtors. Most of them are probably more part time than anything. Many are just in it for the money. I'm not looking to beat those 20000 realtors, not even half of them. My perspective is that it is an extremely personal business; I don't like to handle more clients than I can before I can't give them my attention.
So thank goodness for those thousands of realtors. I certainly couldn't handle all of that work myself!

That's all well and good for your clients. What about all the people who are being damaged by the part timers? Sure it's their decision to hire these agents, but I find most people don't know enough about the industry to know what kind of damage such a decision can potentially cause.
