First - let me say I am grateful for the booming sales in Houston. Every agent here is BUSY. That said, the increased sales have accelerated a problem - incompetent agents. Those normally dealing with 5 or 6 transactions at a time are dealing with 12. Those normally dealing with one are dealing with three. Those dealing with a normal load of 10 are dealing with 25 to 30.

Here is the bad thing - the chances of the other agent being a total goof has increased. Not only are you busier, you are dealing a with agents that cannot uphold their end. You wind up doing their job and yours.

Supposed to close tomorrow - the other agent got confused - thought it was the OTHER Monday the 11th of June (shades of Groundhog Day). Let me know it was impossible at 6:00 Friday. Because she got confused. That whole calendar thing.

Half the transactions this month were with delightful and intelligent agents. The other half I could kill. The public deserves better.

I hear you and also don't want to sound ungrateful - everyday I am thankful to have the problems associated with more business........but you have hit the nail on the head with the problems that come with a flood of business, namely having to reconstruct every facet of a transaction to show (prove) I have done my part when required (and this is not to be confused with "oh, did I do that?"). If you have searched your email in defense more than 3 times in the past week, you probably understand what I am saying.

A public forum is probably not the best place for your comments. Please save those rants for your coworkers or BIC. This is the nature of the beast-sometimes you do more than your fair share. Just make it happen and go to the next deal, don't rant and rave on a public forum. It certainly doesn't help out the industry reputation.

If half of your transactions are with competent real estate agents you have it better than I do on any given day. I really doubt it is any different than any other time. Allowing someone to practice real estate law after a few weeks of school that only covers minimal things is a recipe for disaster. I think most agents aren't all that good really.

What I'm growing weary of, is a general lack of courtesy. Three times in the past week, I have left messages for listing agents WELL in advance of showing a property to see check the status - meaning, to make sure there aren't a slew of offers on the table already - and if there are, I'm checking on the timeline for throwing our hat in the ring.

Not one agent responded. I then show the property anyway, only to find out an hour or so later, that they had already reached mutual acceptance many hours (or a day or so) before - and just haven't updated the status yet. Not even a "thank you" for showing their property that was already under contract.

Grrr... This makes me look bad to my clients. I'm going to start firing off emails to these agents and their managing brokers. There's no excuse for it...
