I'm looking for opinions from the professionals on how you feel about working with buyers that aren't sure if they're going to buy or not.
We've been going to open houses on weekends and checking out a lot of places on the market but aren't working with a realtor yet. None of the open houses have been "the one" yet, but we've also got a long list of houses we've seen on line that we haven't seen in person yet. The only way to see them is to work with a realtor. We aren't first time buyers (currently renting after a long move) and are realistic about price, location, condition, etc. We want to be respectful of the realtor's time. So how do you all feel about working with potential buyers knowing that they may not end up buying?
I think that if you were to contact a Buyer's Agent and explain exactly what you posted to s/he that most would be willing to show you listings on your list. I appreciate it when Buyers are upfront with me and telling me where they are in the Buying process. It starts off the relationship on a good foot
Besides, it also gives you the opportunity to see if you would be a good fit with them too.
Buyers have to find the right home, at the right time, and at the right price. Get in touch with a full time agent and explain your situation. They should be willing to work with you through the process. Good agents don't need to push you to buy now! They will work with you to buy in your time frame. Good luck!
Good agents look at homes in the neighborhoods they work, just because they want to know what is out there.
Taking along someone who is unsure isn't a big deal, as long as they don't want to burn days at a time looking at everything within 50 miles, the same night that it pops. It's all about disclosure & attitude.
What is very fair is to be willing to pay the agent an upfront non-refundable retainer fee to cover expenses. The fee would be rebated to you at close of escrow if you do buy a home through the agent.
Thanks for the feedback. We got in touch with a realtor we had met at a few open houses we attended and he showed us around a few houses this weekend. He said most of his clients are looking only on weekdays so he's got weekends free and was happy to show us around.
