Building a portfolio from scratch (investor, properties, millionaire, income)

You have a decent chunk of equity money available, say $1 million. You want to turn that into a set of income generating properties, that will give you a return above the level or just investing in REITs or funds of REITs. You're starting from scratch. You can invest in any class of property (or multiple properties), and in any geographic market (but just one market, you'll move local to it.) You can farm out management or DIY.
