I have to take up for Zillow somewhat. I like it for the ability to look at the satellite view of a property. For instance, using this feature recently I noticed that a home I was interested in backed up to a shopping center. Looking at that home would have been a waste of my time. I also like to look at the prices the home has sold for over the years and most recently.
Granted, Zillow makes a lot of mistakes. My home square footage is listed 500 sq. ft. smaller than it actually is!
Your listing agent will use his own measurements, or the measurements of a licensed and competent appraiser, if he's worth his commission. He'll also tell you to ignore Zillow entirely, they have no clue what's going on in real estate in your state, much less what's sitting on your land.

Have you ever tried the Bird's Eye view in Bing mapping? Or the satellite view in Google Maps?

Not one of the 3 realtors we interviewed measures houses. There was a lawsuit in metro ATL some years back because of incorrect measurements. Only in the last few years does the FMLS here list the square footage. And then they qualify that with where that number comes from--tax record, appraisal, builder, etc.
Our MLS actually asks for the square foot source... Per tax, per owner or other. Then if the square footage differs, many times in Agent Only comments, the agent addresses what is not included. For instance, "Finished third floor not included in tax record." If the owner tells me they have more square footage than the tax record, I ask them to get a measurement-only appraisal to confirm, if they do not have one readily available, and will sometimes post the sketch as an attachment on the listing.
