We have had a washer replaced through a home warranty, as well as many system-saving repairs along the way.

Since most of my appliances are 12+ years old, I plan to keep the warranty for a while.

LOL, I placed a call on day 1 of ownership for A/C. Turns out it was something (owner) stupid, but while he was there, he called me out to the compressor and showed me where the unit hadn't been cleaned in YEARS. (makes me wonder why the home inspector didn't see that - and it was just awful). But he said while he was there he would give me more than 50% off the cleaning and routine maintenance ($50) to make the sting of a service call hurt less. He was looking to get good customer reviews and was very concerned if I was happy with the service. He and his assistant came into the home, put protective booties on any time they were in the home. I like repairmen that show the homeowner what's wrong and why things need to be done. I will definitely use this company again, with or without warranty.

MikeJaquish is 100% spot on, get the warranty with the agent registering you - this is assuming your agent knows how. (If not, ask him/her to have someone in their office that does recommend warranties to register you). I happen to know our Old Republic rep personally and have her home phone number, just as most real estate agents do. The number one complaint is upselling (I was upsold, but I was also felt the trip was made whole and not a waste and received service at below market prices - $125 for cleaning and service). They monitor this, as well as, lazy and poor service calls - they will send out new contractors free of charge if there is a bad repair, just as they will pull contractors off their list. It's like having your personal Angie's List without paying for it.

Go back and read my prior reply in this thread. Concrete examples of the warranty really working. And why we don't have one on our current home.

We used our home warranty for our waterheater. It was clearly leaking but their worker claimed we spilled the water under the heater and left. We called again. Second worker agreed the heater was leaking and replaced it....but didn't tell us it was refurbished and while he was here we caught him going through the tools in our garage. It took many phone calls to get the warranty and maintenace papers from the company, which were not complete. About 18 mos later the heater was leaking again, which is when we found out it was not new. I would never buy another one for some of the reasons posted here by others and I want to research and decide which products to have in my home. They will just stick you with anything made in china.

If a buyer would feel better about buying something with a service plan, then go for it, but it is really nothing more than a cheap sales trick to make a sale and waste of good money.
