Since something like 95% of home buyers use the internet in their search for a new home, I am planning to utilize the internet as much as I can in my marketing as a Realtor. I prefer "free" advertising routes, but I'm looking at Adwerx ads and wondering if anyone has any experience with them.

I build websites for a living. But, I do not do real-estate websites.
I have 19 years experience doing this.

You are getting way ahead of the game and will waste money with Adwerx (or any other promotion service).

Are you "using the internet" on behalf of buyers or sellers?
Do you have a website now? If yes, then what is it?
Does your agency have a website? Is it any good?

Don't spend money until you have a plan.

Worry more about learning to stage and price the properties effectively and the rest will take care of itself.

For direct consumer marketing, I don't think you need anything more than what zillow and trulia provide for free.

Take quality pictures, quality videos, quality description, and price it right, and buyer's agents will bring the buyers.

Any other ads you buy are only to market yourself, not specific homes.

But, that is me.

I get a single property website for each listing. Listing Domains, aka Properties Online is my favorite. I can trace some very good sales directly to these websites.

Also, take high quality photos. Well lit, not crooked, well staged. If 95% of people are going to find your listing first on the internet, then you better make your web presentation as best as it can be. No sucky photos. Ever

Having a separate house website is convenient and extremely cheap- $0.99 domain at godaddy, and free hosting at google sites. But I've observed that not many people view it. Put a hit counter on your website one day and see.

Agents and buyers have become accustomed to sh**ty virtual tour websites (with cheesy music and zoom/pan slideshows), or websites with only bigger sized MLS photos. Even slider videos don't do anything more than still pictures. Often these stupid videos are just used to show off a spinning ceiling fan.
This doesn't provide enough value, so agents and buyers don't bother to click.

The serious buyer will want to know everything. They will visit the website and get many questions answered.

pin survey?
years of utility bills?
party wall agreement?
floor plans?
local zoning map?
link to local crime stats?


all these from the MLS?
