Lol, I suspect you don't have more replies because everyone does the exact opposite in this field. The housewife, who moves with her spouse, the retiree looking supplement the pension, to the investor dipping his toe into the business to maximize his profit.

If it were me, I'd gravitate towards the community where the demographics were similar to my own. If they all were pretty much similar to each other, check the stats on CD for sales & listing stats, and head to the planning and zoning offices and watch for any restricted growth. We have one county in the burbs of DC that was completely shut down to future growth (the NIMBYs stopped a Disney theme park from being built). And after you do all that, get a map, put on a blindfold and throw darts at the possibilities. I'm betting both to be equally good choices. ( just saying rhyme and reasoning can lead to over- thinking, and this could just be the luck of the draw). Or, what's your favorite restaurant/bar? Where are most of your friends? I guess you can tell I've never been able to move on whim - only with strong motivation.

Do post back on how you came to your decision once you decide.

Good for them!

But they were probably NIABYs.

I'm having the same dilemma.

There is no land left in Dade county in which to build neighborhoods and it is severely limited in Broward so going on line with Horton or one of the other builders isn't going to happen.

My own neighborhood has everything. Half million teardowns, townhouses that start at $750,000, $900 a month studio apartments and $25 million dollar waterfront homes.

Midtown is up and coming, while the other neighborhoods are established and highly-competitive.
