Question about networking and sales luck (buyers, buy, great, state)

To those who have been in the real estate business, for some time two questions:

1. To what extent does networking and knowing potential buyers within one's social circle play in success.

2. Has their ever been anyone in the real estate business who was not that great a broker, but somehow made money from a few token sales.
