We will be looking at a house in an active adult retirement community next month. We have only seen it online so it will be the first time seeing it in person. We hope we're not disappointed and we will like it even better than what we see online. What pertinent questions should we ask our agent about this house after our manic excitement has died down a bit? It has been many years since we bought a house and think there are many new questions that we should ask that we are not aware of. Many thanks for all helpful advice!
What are the amenities
What are the monthly dues
What is the financial status of the association
What is the parking situation
Is it a condo or fee simple ownership
Active adult means 55 and older in MD, is it the same there?
Really we need a lot more information about the community before we could give more narrow questions to ask.
There are things you need to know, ti's not just buying a home it's following HOA rules and paying monthly fees, some include things such as basic cable or satellite, water and lawn care.
Some have rules that you can't park a motorcycle or pickup truck on the premises.
Some have rules that you can't have a guest more than a week without permission.
Some have pet rules, I found one place once that allowed small dogs, but would not let you walk them on their property, only around your home, literally a circle around your home. They had a tiny dog park 1/4 the size of a tennis court, but you could not walk them to it.
Get a copy of the rules and bylaws, you will have a long contract that you will only have the choice to sign or walk away.
Thank you both so much for this valuable information. We will be visiting Saddlebrooke in Tucson in a couple of weeks and will be looking at a specific home. These items will be added to my list of questions!
Look at other homes in the community as a comparison. I would also look at other 55+ comminities in Tucson. Go back in the early am or dusk WITHOUT your realtor and talk to others that live there (those hours are when folks walk in Tucson's hot summer weather.)
