Are the tenants who didn't want to buy the house and now do going to pay the commission or are you going to charge that much more for the house?

I still don't understand why they didn't want to buy the house and then have an agent. They actually needed someone to come show them their own house? Nice for the agent to find them the exact house they are living in.

I'm left wondering how "CMA agent" found out about "tenant agent". Your post certainly reads as if CMA agent called you to say tenants had an agent and wanted to make an offer. Could it be an agent in their brokerage, thus bringing dual agency into play?

Was your offer clear that it was $3,000 for the CMA agent PLUS some amount for the tenant agent?

Oversimplified, each side of the transaction has 2 "jobs". in the case of the listing agent, the first job is to market your home to receive an offer that ultimately becomes a contract. Job 2 is to successfully get that contract to closing. While the "big $" - the sales price - happens in the first job, the 2nd job is still critical to make sure it all comes together at agreeable terms and cost to the seller (repairs, etc).
