Sometimes I feel l'm competing in this business with one hand tied behind my back because I refuse to lie to people. I especially refuse to lie to people who are my clients or potential clients.
I lost a listing today because (according to the homeowner) the other agent works on a team with two other agents and I am an individual. Which is fine except . . . THE OTHER AGENT DOESN'T HAVE A TEAM!!! They are an individual as well.
I can't win every listing. I'm an ultra competitive person so I had to come to terms with that a long time ago or I wouldn't be able to continue to work in this industry, but I can't stand when the decision is made based on lies and not on merit.

Maybe the agent has two admins and didn't clarify for the seller that they aren't licensed?
That is disgusting. You know what they say about karma... Keep fighting the good fight, they'll get theirs eventually. And when the **it hits the fan with the lying broker, maybe they'll remember the way you gracefully accepted defeat.

Trust me. This agent has no one. I worked on a transaction with her earlier this year. The only time I saw or spoke to anyone but her was when she slipped on some acorns and broke her arm. She had to have surgery and was laid up for a couple of days. So one of the other agents in her office covered for her for a week or so.
To dance with disingenuous advertising, and to be able pretend to be "truthful," some local agents bought into a guru schtick suggesting advertising their "teams," rationalizing that having a preferred lender, contracted closing coordinator, preferred closing attorney, preferred inspector, preferred stager, etc, somehow made the bald-faced lies into truth.
Some individual agents advertise as the "John Doe Team" under the guise of that rationalization.

there's an agent in our area who sells herself as a team...the team is her, her husband the part-time helper, and her mortgage guy, attorney, and inspector.
You're mixing up your two Mikes. One works in your area, one in MA.
