Yes spend a fortune and your home value will increase (but not quite as much as you spend).
Most of what I tell my clients to do before selling is free other than sweat equity:
Clean, clean,clean,clean,clean,clean,clean,clean,clean
Declutter and depersonalize
Stage what's left (I pay for that)
Fix everything that is broken
Clean up the yard and never underestimate the value of fresh mulch!

Why not 55% or 75%!?
Why would Consumer Reports presume I would want to increase my landlord's home's value by 35%?
