I'm just browsing around for fun and found this property. It seems that the price is already really low for the area. And it's been on the market for over 400 days. What is your best guess as to why it's not selling?

Without looking, it's a price issue. Anything on the market for 400 days is overpriced unless it's a short sale in tough spot.

Yep. And zillow has two listing for this house. Here's the second one, with a reduced price.

And OMG the paint colors - yeah, I know it's an easy fix, but what a turn off!

What is that building (s) to the left rear/side of the house ? Not the shed, it's beyond the shed. Is it a residential structure , commercial, agricultural ?

The interior colors won't help the sale, but I think it may be more location than decor.

I'm thinking at 99k, it's a steal. Why can't it sell?

I'm seeing similar sized homes for less in the "nearby homes" section, plus propane heat (can be expensive & a hassle) + no basement..

At it's heart, the ONLY reason a house (or property) doesn't sell fairly quickly, is that it's priced too high for the particular listing time, place, or condition it's in.

Think about it, that's ALWAYS the base reason, no matter what.

p.s. Your link doesn't work. We can't see houses saved in your personal account.

Oh, sorry I didn't mean to put wrong link. Here's the house.

Edit.

Here's the address.

401 Rr 1,
Greenfield, IL 62044

Hey, can a mod please put the correct link and address in the OP please?

From the exterior, it looks like a double wide with an addition and a garage added on. Shape, shutters on the back, bay window, etc...
It annoys the crap out of me that there are shutters on every window except the front ones. I can understand the bay window, but the other one on the left....

Anyway, there are only 7 homes for sale in the entire town. I assume it is very rural. Not as many potential buyers, so it will take longer to move a property.
