@BoBromhal, "tickets next April", sure.

"for a consumer - heck, even for us real estate pros - all we need to know is the title professional (escrow officer, attorney, title company, etc)",

understood. I have a business motivation (sorry I cannot spell out the specific motivation in public).

owning a title insurance company is a very lucrative business.

Of course, you have to develop the relationship with the closing agents to get them to use you.

but the profit margins, compared to the actual risk, are excellent.

Talking about title insurance company, happen to know someone in north Augusta or just Augusta who's in this business? Thanks.

the closing officers might differ between Augusta (Georgia) and N Augusta (SC).

I would check Investors Title. I'm pretty sure it's a regional Title company. It's not like they're going to explain the model or answer your questions about how to get in their business though.

You could check google for "title company georgia" and see not only who they are ... but what the requirement in GA to have a title company are.

Yeah, I found that one yesterday as well, and sent Sam a LinkedIn connection invite.

Like you MW1984, I need to know something about titling first. So to break ground, is everything recorded in public records?

Put another way, liens, deeds, construction loans, arms-length mortgages, encumbrances, all they recorded?

I have a feeling that public records lead to trails that lead to some of the above title elements (in some cases). Mine are probably on microfiche.

@BoBromhal and @BellaHale, thank you both for your input.

Btw, I've constructed a basic work flow (graph) for the fictional scenario and I'd love to have your thoughts on it, what would be a convenient way for me to send it to you?
