I am wrestling with this right now as I prepare to put my house on the market. I am throwing away, giving away, or packing the SFR while I prepare to look for a retirement condo close to family.

so your comments are thought provoking So far it sounds like the jury is out either way in this low inventory sellers market. although a few key pieces might be worthwhile. (e.g. table and chairs).

Thank you for this post. We are selling my moms house and this idea of staging vs empty is being discussed. When you do a simple google search it's almost unanimous that you should stage which I was surprised. Wonder if thats just some gimmick. The idea of spending a couple more thousand to stage kind of irks us. I like the idea of empty and maybe a couple chairs to sit and talk like someone mentioned.

Most people have no taste or foresight.


If you empty a house and attempt to sell it, it confuses the majority of buyers as they have no concept of design, scale and color. The problem is, if the furniture is left in, most sellers have no taste either.


Pay to have it staged if you fall into the above catagories. If you think you don't, then you are fooling yourselves. Over 90 percent of the population qualifies with no taste.

Staging helps buyers get a better feel of space. If done correctly, it makes the home seem larger and more inviting. You don't need to stage the entire house. Dining areas, main living room and master bedroom are enough. You can of course do more.

One tip. Have your marketing photos taken with the furniture you plan to have there during showings. It surprises buyers to see one home in photos....and a completely different home in person.
