I know. Me, too! I really wanted to but my agent, who HAS been doing this a long time, feels very strongly about waiting til the first snow. It should be Thanksgivingish, hopefully. I have waited almost 5 months so I can be patient if it gets me the deal. We are closing in on 5 months on the market.
Let her put her money where her mouth is. What will she do for you if the home sells to someone else before she's ready to write an offer.

Just saw another house we looked at had another HUGE price drop. It is now down 25% and has been on the market 13 months. It has a pending offer so it must have shaken someone off the fence.
If I understand your strategy correctly, you are waiting for someone else to make an offer on this house and if that offer is beyond your price range so be it; but if the offer is a "low ball" (and within your range), you expect the seller's agent to contact your agent so you can then make an offer that I presume would be slightly over the "low ball" offer. Is that it?

Yeah, more or less. It's my realtor's plan. She thinks if I go in low now, they will tell us to pound sand. However, she also said we can maybe make an offer around the first snow. People start getting nervous around winter and she thinks they don't want to have an empty house through the winter. We still haven't confirmed that they have actually moved. But it's in my interest to wait, too. I am getting more and more nervous about selling MY house. So on the off chance that I end up with a contract, the closer I push my house listing to March, the better.
I know lots of realtors disagree with this strategy but if the market is tanking, it could benefit me even more to wait.
