Regarding the appropriateness of marketing tangent:
People take flyers.
They are cheap and easy to do, so I still use them.
Brandon makes a good point, that people who take a flyer and don't call don't give him the chance to close on them.
Otherwise, there really is no downside to offering flyers.
I put flyer boxes out for my listings.
I categorize flyer boxes as another "You only need one buyer" marketing angle, i.e., it's a "numbers game" and no one marketing effort is 100% successful.
Following that mindset:
I also use QR Codes. You will find one on all my signposts, linking to the property's domain.
Because I use single property domains
And, I use floor plans.
Photo tours.
Now going to use Matterport on all listings.
I do Open Houses, too, but most preferably on unoccupied listings.
Post cards. Yes. I do post cards for listings.
Some people do Facebook ads, telemarketing, incentives, high commissions with bonuses, door-knocking, and other low percentage payoffs.
Always looking for that One Buyer.
In a vacant house, I will visit at least a couple of times a week, so it is easy to restock flyers.
In an occupied house, I print off and leave 20 extra with the homeowner, and they restock the box if it empties, and they ask for more.

I have done flyers outside at the road, for high traffic listings, in summer, when they aren't going to just get wet. And I get calls from them when we do... The flyer is just a place to put my phone number so they can call later.
