first, you really do need to find a way to calm down and ease your anxiety. There seems to be nothing dramatic - that would either scare off your normal buyer nor cost you a ton of $ - in what you've told us.

second, are these ADDITIONAL issues from what showed up on your preinspection, or this inspection ONLY found these items?

after that, you need to be calm and speak with your agent tomorrow. None of us know what is customary (never mind contractual) in your market. Some places, the "this component is old" is nothing more than the inspector pointing out a condition to the Buyer. In some markets, it's an "opening" for the Buyer to TRY and renegotiate the contract.

We just bought a house built in 1980 and it had a much longer list than that (including needing to replace one of the heat pump units very soon) and we didn't really even blink. We asked for them to remedy only 3 things: Termites (common here and not a big deal like on the East Coast), fix leaking irrigation spigot, and close up an old vent leading up to the attic from where the washer dryer used to be and pull out moldy insulation and replace with new insulation. That was it. Everything else we are taking on with the age of the home. Buyers looking at older properties shouldn't be shocked by a list of things on a home inspection. I find it helpful in planning future maintenance on the home.

what a mess
As a buyer, the two things that would worry me on this list are the crack in the foundation and water in the garage. The rest is just maintenance.

We have a contract pending on a house and the inspection came back with lots of little things wrong that didn't bother us. We knew there was a foundation issue going in and two inspections confirmed it. The sellers have agreed to pay the invoice for the cost of repairs at closing.

Try not to let the inspection freak you out. It's good to know what's going on with your house when you're trying to sell it.
