I am so excited I finally qualified for a cash out refinance to lower my interest rate

I need input to make it the house pretty for the Appraiser

1. My Ex-Husband trashed the house I have been fixing it up over 3 years but

there is still visible damage from my ex and I need to fix it quick because The Appraiser is coming! (cash out refinance)

Any advice is appreciated

What's the "visible damage" that's left? At least where I live, if it looks like there are improvements/fixes still going on, then you can't get the loan until everything is finished.

So much depends on WHAT you need to have "fixed quickly" that it's hard to give advice without more details, but I do wish you luck!

Condition will be everything. I think we need to know more.

The appraiser will be setting a value that it would likely sell for on the open market. Damage that detracts from buyer appeal will lower that value.
