I wouldn't say it's over, at least until Grlzrl sees it go under contract.

If she backed down, the other party may have also.
the other party may have not come anywhere close to the super-high counter either.

Nothing stops a Seller from proceeding this way: "OMG, we finally got 2 offers - competition! But they're both 10% off list. Let's go back to them both, neither knows what the other offered, and try list price - 1%. Maybe one will come up significantly"

One thing I don't get is the rash "we're out" she's done 2x now. When you do that, all of your weeks and months of stewing about it have no chance of reaching fruition.

A simple and polite "No, we appreciate the Seller's response, and how awesome for them they got 2 offers while off-market. But we really looked hard, and as our letter and other info stated, that's our highest and best. If the other offer is better, then we're sad but there are other houses."

No, no. I am not out in the sense that if they came back with a reasonable number... I just meant that the realtor told us they were now serious about selling and at that counter, they are not really serious, IMO.

I meant we are out at those crazy high numbers. And I agree with you about the offers thing. I think that's exactly what they did.

I was kind of meaning we are out in the sense that if they think they can get that crazy high number, we aren't close. Does that make sense? I didn't mean if they came back at a number close to ours we wouldn't consider. I did tell our realtor that that WAS our b&f and they still asked us if we would close on a certain date and we said absolutely. Completely flexible on terms, not on price.

And as Diana said, I need to think about something else and mentally accept that it was a long shot and that I knew that going into the offer and chances are it will not happen. You know. Put on my big girl panties and move on if I need to. As far as another house, the chances are pretty slim. I have a target neighborhood, most of the homes are old and have the old smell and a bad floorplan and husband refuses to build new and I am kind of in agreement with him. Those new homes get slammed with huge property taxes. An article just posted said my state has the total highest tax burden in the nation now. Also, the issue of the flights flying over that neighborhood will start soon. I am just trying to make the best of whatever the outcome ends up being.

Just talked to my realtor and she has been texting back and forth with seller's agent and they say they will let us know for sure today sometime. But she and I agree that they wouldn't still even be talking to us if that other offer were much higher than ours. And we both also agree that if they get a number close to that they should take the money and RUN.

They made a deal with the other buyer. I think they did the right thing. Their offer (which I don't know exactly) was higher than ours. No reason they should have settled for less.

Will do. Unfortunately, they don't want to close until late January so I get to wait 4 months.
