May 2018- Looked at house. Upon close scrutiny, I decided comps said it was 25% overpriced. No point in making offer as it was just listed
Nov 2018- Made offer at fair price. Seller countered at 3% off list.
Nov-June While waiting for seller to lower, I wanted to sell stock and we were in unprecedented 8 month blackout to sell.
June 2019 - Sold stock.
July 2019 - Commissioned appraisal to get husband to see value and agreed to price
Until end of Aug- waiting for first agent's contract to expire while she tried to contact seller (which MLS said I later found out NOT to do)
Aug - now Hired new agent, put offer together.

Meanwhile, all contact with the seller through various agents tells me they will not take less than 5% off list, which is nuts. So you can see why I wasn't in a huge hurry. Or maybe not.

how I remembered/guessed correctly July 2018 before searching, I have no idea.

I DO hope you get the house. Clearly you want it. Certainly, it's likely well-overpriced to market and the Seller's aren't realistic.

But own the timeline.

5% off which list? The first list price or the listed price after they dropped it that one time?

I think after the drop. I would have to calculate.

So my realtor called me last night and had met with their realtor. The conversation was much different than the prior ones. She said their realtor said "She is the perfect buyer' and was much more receptive. Said she would give them the letter before the offer but didn't know if they were in town but if they weren't, she would scan it and send it to them without reading it as I requested. Also their discussions about the local market seemed really positive in that she seemed to realize what was going on in a way I have never heard her say. My agent has said all along that she has a great relationship with their agent and she said she gave her a hug at the end of the meeting. So that's about as optimistic a development as I have had the entire time. Makes me sure I did the right thing changing agents. The first agent would still be trying to get the seller's cell.

Whatever the outcome is, it sounds like it will be quick.

I really don't understand the relevance of the items that I have bolded. Every time I have submitted an offer on a house, I have simply had the offer sent to the seller. It has never occurred to me to worry about whether agents know, like or loathe one another, who hugs who, whether I am a perfect buyer or simply the guy with the right price.

I have always looked at buying and selling a house as a financial transaction. One party gives the other party money for real estate. I don't care who they are, why they are selling or buying, or any of the other stuff. Real estate is more complex than buying lunch, because of the magnitude of the transaction, but that manifests in the complexity of the contracts, not people's personalities.

I hope you get the house you love at a price you are comfortable with. Good luck. I am simply mystified by the odd details included.

It's real estate. People always try and review the details to see if they can understand why or what the other party is doing. As much as if should be straight business it does get wierd often. And buyers are just as wierd as sellers about it. So when does the offer expire? Hopefully they will at least respond to it.
