I had posted earlier about my neighbors addition possibly effecting our value, but now there is a new twist. There is a house across and down a little that sold, along with several acres. The plan is to build directly across from me, homes that will likely be in the $550,000 + range, while the average home in our neighborhood is selling for $320,000 - 350,000. Will these new, high end builds help ?.....we are looking to sell soon, but may stick around if it's to our advantage. I know some are questioning the $550,00+, but new builds in a less desirable area are going within that range, so I feel comfortable with predicting $550,000+.

I wouldn’t assume that they will go in that range. A lot can happen from now until the time they are built. I moved out of an area a few years ago where there was a new build community just starting and advertising at a base price of $600k for the smallest home through $750k. The area has mostly condos and duplexes. The only single family homes tend to go for $300-350k. The more expensive homes are typically closer to the water. Now 2 years later, they have not sold many homes and they are only going for $500k or so. The other homes seem to have the same value as before I left although the condo prices have increased slightly.
