haha, i don't know how it is in your state, but listing agents can no longer sit on their ass.

here they have to molly maid the house themselves or send someone out to do so before showing.

wipe wipe wipe everything down.

gonna be a lot of babysitting and inability to follow instructions.

• Adjust or modify showings to provide adequate time for regular deep cleaning and disinfecting. If the property is currently occupied, ensure adequate time to disinfect after occupants leave for showings and
before and after clients view the property.

This may be doable. The cost to sellers will be astounding. Heck, I would talk to my liability insurance people about my coverage before moving forward.
But, it would add at least several hundred dollars cost for every showing.
I think I would want paid upon showing, not at closing.

You are making this more complicated than it has to be. Here we are doing Matterport and virtual opens. Buyers are required to view these before being granted a showing. That way we only get people in the home that have prescreened the homes. It cuts down on showings substantially.

Here agents use one-time disposable gloves or use wipes to open and close things so that they aren't touching any surfaces. The disinfection happens by the buyer agent along the way. If I were a listing agent in CA, I would set up showing blocks and the property would only be available to see during that block. You give someone a 20-minute showing time to get in and out, and then disinfect over the last 10. Think of it as a private showing, open house. You spend 4 hours there and that way you are disinfecting just during those hours. I would be there the whole time and just step outside while the buyers were in the home.

You can do this.

Getting ready to list a 3 bedroom vacant townhome that is about a 30 second walk from my own home.

It will be vacant; plan is to go in each morning to turn lights on, open interior doors, and wipe down surfaces; then in the evening to turn off the lights and wipe high-traffic surfaces again.

Minus the wiping everything down each evening; when I have had vacant listings in this neighborhood before (which is actually the majority of all listings I've had as an agent)....I have always done this (mostly to make sure all lights were turned off/no funny business)

But will you advertise that it is "sanitized?"
When I see that claim, my eyes bug out....

Seems unnecessary and over the top to me, but if it helps sell the home worth it I guess.

Both stops into the property will combine for about 30 minutes worth of my time per day. As long as agents showing the property follow the instructions of leaving the lights and doors as they found them; it also keeps the chance of cross-contamination much lower. Not unnecessary or over the top to me at all.

The steps/requirements quoted in the original post; that's a different story.
