The national real estate post recently posted a video saying new construction single family homes built in the last decade, was the lowest level since WWII.

Any time there is a commission involved, especially when the commission is the only compensation, there will be shenanigan's by many.

My market has been a seller's market for years. It's absolutely INSANE right now with people making completely clean offers WAY over the asking price. The prices people get are defying logic and certainly defying anything a comp could justify. They still close though as many buyers have plenty of cash to make up for the difference.

People are desperate and it's become more about "what is this house worth to me?" than it is about "what is the value of this house?"

Yes. A lot of builders got burned in 2008 and became a lot more cautious about production levels.

Easy solution . . . don't hire agents who put their paycheck before their client. If you do mess up and hire one of these guys, let your friends know so that they don't repeat your mistake. The biggest issue with this industry is that no one does anything about the practitioners who are unethical or unscrupulous or ineffective. People so often hire an agent because they're a "friend" without a thought to whether or not they know what they're doing. Filing complaints is a nightmare. I started once and gave up halfway through.
