this brings up a question i've had as a buyer, that's been scanning the market for a while...

for all the new construction homes that have just been sitting around for while, can i expect builders to accept very low offers?

at least when compared to what i would offer a homeowner....

specifically, i'll be relocating to portland, or in september, and i see quite a few new spec houses that are priced approx. 20% higher than other houses of comparable size (but are obviously not new, and are around 3-10 years old).

basically, i can see where homeowners have an emotional attachement, and might be less pragmatic about losing money. for builders, though, i would think they would more interested in simply moving inventory and cutting their losses.

nice to be a buyer, but man, so hard to narrow down the choice with this level of inventory!
