We are looking for a home to buy. Our Realtor is the property manager of the place we are currently renting. We asked if she would be representing us as a Buyer Agent. She said Yes & stated her commission is paid by the seller. She has showed us houses but has NOT had us sign any written agreement on how she is representing us.
To be quite frank, I don't see her acting on our behalf because she has failed to have us sign a contract with her. Regardless of the contract,shouldn't there be some type of paperwork to sign before showing of homes? I'm starting to get very weary of her..
In TX we are suppose to talk to you about the Agency Relationship / Disclosure and sign a Buyers Representation Agreement at the 1st substantial opportunity. (A perfect world)
Many agents wait until they are comfortable with you & you with them. Some just fail to get it done till you are ready to make an offer on a house.
I would think they should at least explain representation to you & detail of how she works. She may just be lax in her business.
Many buyers are reluctant to sign anything. I suspect she probably does not want to come off as pushy, especially given you have a professinal relationship.
In my state, the agency contract needs to be executed before an offer is made and that's when most agents do it.
If it make you uncomfortable, why not talk to her about it.
In Nevada it is not customary to execute a buyers agent agreement. You can but it is not usual.
Our representation disclosure occurs on each transaction and is actually transaction specific.
If you are uncomfortable with the agent use someone else. Note though that property managers oft go that way because they are not good salesmen. They can however be very good Agents.
In our practice my wife, The Admiral, is the primary salesman. I do the grunt work and financial/technical. We show together or separately depending on the client or how busy we are. She conflicts with certain clients - primarily because of an aggresive sales posture. I get those as I am much more reserved - I don't sell in the salesman since. Though I do in others. I will never sell as well as the Admiral...but she will never do RE at my skill level.
So make sure what you got before you go back to the well.
I feel like she has release some info freely to the owners of a house we were interested in. This has left a bitter taste in my mouth.Maybe I'm expecting too much from the term buyer agent. Also when I ask her how much she thinks we could get the house for..She skated around it & never gave me a figure. Is this asking too much from her?

Get a new agent.
I require my buyers to sign an agency agreement, but many agents operate without one.
If your agent did something that left a bitter taste in your mouth before you even made an offer, I would move on. Transactions are stressful, and you need to know that your interests are protected.

Agency varies by state for the first question.
As for the second, she's a property manager first and an agent 2nd by the sound of it. Get a better agent who knows how to represent you if you aren't happy. Talk to her first.
I dont have anyone sign anything, buyers are reluctant first of all to do so, have I been burned? a few times, however I offer such customer service, I think I lost maybe one or two clients and to be honest the first ones I lost I say good bye and thank god!!!!!!!!

I wouldnt let that deter you at all
It depends on state law. If there are disclosures to be made about representation and she's not making them then I would indeed move on. If she starts out not doing the right thing by state law I'd find someone who does.
