I haven't done this but a guy in my office just cold called people out of the phone book and it worked. He has also gone after FSBO's. He is only 1.5 years an agent and has the most listings in my office. Good luck.
Make sure you consult the do not call list before doing so. I don't know if all states have that law but it's a biggie here in Florida. We have a company a couple of towns down that is now subject to $20K fines per offense and apparently they have over 10 offenses.

It's actually a federal law, so it's a biggie anywhere in the U.S. $11,000 fine, per call, if you get busted. Plus, people whose phones are on the do not call list tend to not want to be called (duh!) and just might turn you in, as it's VERY easy to do online.
One time a lady yelled at me (literally) about calling her because she had just expired and about 12 other Realtors had already called. I calmly explained step-by-step how to get on the Do-Not-Call list and she and her family are now clients and cherished friends of mine.

My thinking is, I hate it when businesses or individuals call me soliciting, so how can I do it to others. Plus, like others said, with the DNC lists its a lot harder.
I know the more people I work with, the more refferals I'll get (assuming they like my service) and in turn the more listings I'll get. Still, I check the MLS every day and there are always dozens of new listings coming up each morning, yet I can't seem to get any of the action.
I would bet that 70% of the sellers who list either have an established relationship with an agent or a relocation package where the agent is assigned.
You might concentrate in an area with a lot of new construction if possible. Many of them may have bought without an agent.

Then you'll never list many properties. I suggest if that is your business approach that you go ahead and quit so you can find a career you're more comfortable in because you won't make it in real estate.

I tried it a few times, but everyone was so rude or defensive. And the "script" my company provided was pretty generic.
This might be an odd question, but how do you get over the "fear" of making these calls and handling this rejection? And what do you say to people?

I am not an agent but have to say this: it is like anything in life. You just have to work through it. You have to mentally prepare. Ask yourself this: what is the worst thing that could happen on a cold call? They hang up or yell at you. SO what? They don't personally know you, they may just be having a bad day, someone may have died, someone may have just lost thier job...It could be a host of things, but you have to know it is NOT YOU. How could it be when they don't know you? After awhile you will get used to the rejection, the fear. You just have to try.
And it is a numbers game. For every 100 calls you make, maybe only 1 will be nice to you. GREAT!

The first bucket you have total control over, the second bucket you can maybe influence, and the third bucket you have absolutely no control over. When you are talking to people you just have to assign each person a bucket. If you are in one or two, GREAT. If you determine them to go into bucket 3, move on.

Good post. Yes, its all about numbers.
Think of it this way: If you don't call, will you get the listing? No. If you call, you at least have a chance.
It requires thick skin and getting used to, but its almost a business neccessity.
