It seems as if you have had quite a few responses to your query. I will add my two cents I personally do not like 'buyer's agent bonus'. One reason is that it is merely a gimmick and if a bonus could be given, it tells me there is room for the home to be priced lower, or that the seller's are anxious to sell. Some may not agree with that, but when our clients ask about this - we ask them about the possibility of reducing the price instead?

Many agents in do not care for this as a buyer's agent either - some reasons were previously stated such as the perception that you might be steering. Another reason is that this is split with the brokerage in many areas as well as taxes being paid on it. If a client wants to see a home that has a bonus to the agent on it - I will be forthcoming with that information to ensure they know upfront as I believe that is a part of my duties.

In the end - I would suggest one of the following if you are wanting an incentive:

- Decorating Allowance
- Gift Certificate to Lowes or Home Depot
- Use the money to buy a Home Warranty and have a Home Inspection done.
- Reduce the price

Regards,
Tim
