My apologies, I probably wasn't clear. I was not trying to assume you were considering no representation but meant that you'd be better with no representation than with her representing you. It's moot anyway since she cannot legally represent you. The owner/agent is considered unable to act in a buyers best interest on a self owned property.

brandon, that post wasn't directed right towards you. others have said don't go it alone, etc. i appreciate you letting me know it's not legal. that's really all i needed to know!

in my post i meant to say, "look at the listings everyday" - not that one only, haha.
