Would you cut the comission offered by the seller just to get a deal done because your buyer asked you to do so? Even if i did, what I could cut would barely make a dent in the difference between seller and buyer. It's a battle of the seller not needing to sell and barely budging on price, and buyer wanting property for a deal, not because they truely want it.
If not, how do you handle the buyer that keeps making this suggestion?

nope (unless the commission is extraordinarily high or there is a huge bonus, then I'd consider it on a case by case basis.)

Is this a fsbo? Who is representing the seller? Are they being asked to take a cut or just you? From what you have stated so far I would say absolutely not, but I'd also agree it a case by case basis and I would have to be given a very good reason for wanting to cut my commission.

I frequently get asked to cut commissions when we take listings, but I tell them I'll negotiate the commission rate after a deal is accepted if necessary or in some cases if the buyer and seller are just a little bit apart, I'll participate in an equal reduction with other agents.
It's easier for me to do as I am the supervising broker, if you aren't, have this discussion with yours.
Good Luck, a closing is better than none.

I've never had a client ask, so my answer would be no based on the scenario you gave. That's the nice thing about buyer agency agreements. I don't deal with this sort of stuff.

Only if they put my name on the deed since I would have contributed financially to the purchase of the house.
If they can't afford the house unless I cut my commission then they can't afford the house.

Simple answer, no. I tell them my commission is already decided as part of the listing agreement between the seller and the listing agent. Within their "contract", the seller and signed off on what they want the listing broker to pay the selling broker.
I explain that I cannot negotiate a contract that is between the seller and their agent. That shuts them up... but it doesn't just shut them up, it's TRUE! Buyers need to stay out of contracts that have nothing to do with them.
