I've been trying to find a property manager for my rental house. I've contacted four in one city and none has responded. Is it too much like work? I tried primarily with email because I can't call long distance from work, and can't use a cell phone at work. But I finally phoned one from my car in the parking lot yesterday at 3:30; she wasn't there, nor did she reply to my subsequent email. Any ideas?

If you cannot get ahold of them now there is no way that a tenant or potential tenant will. Find someone else.

Good property managers have either 24x7 answering services or carry a cell phone all_the_time...

An answering service is ideal, because they can actually be counted on to do stuff like be sure to tell tenants "thanks for calling the landlord about the fire, BUT DID YOU CALL THE FIRE DEPARTMENT?" or "I understand you're interested in renting the place, but it is Saturday at 1:30 AM and you really should sober up before setting up an appointment"...

Yes, be glad they didn't call or return the call. You're weeding out the bad ones. And don't worry, I'm real estate and find it hard to locate good property managers.

Keep looking because as said above if you can't get them now what are you going to do when you haven't received the proceeds of the rent or something is bothering you? Tenants will be frustrated also and that does not make for a good relationship. So...keep looking.

I am in Arlington and we do some property management. We get messages all times of the day. It is truly a 7 day a week business.
